We specialize in acquiring  A Class  buildings from developers and banks that are seeking our liquidation services.  By executing our unique marketing plan we globalize the property information for our clients resulting in quick sell outs.  We are contacting you because we feel that you have strong area market dominance and that you would be a good fit to represent our properties in your area.  Currently we pay agents 4.5% to 6% referral fees. In addition, brokers are paid  1% to 2.5% brokerage incentive referral fees per sale.  (based on office sales volume)

The break-down of our properties traditionally follows this business model:

- 2 years Mortgage payment (Based on 90% financing and 7% interest only loan)

- 2 years Home Owners Association (Based on 1.5%)

- 2 years Taxes (Based on 1.5%)

- 2% contribution to closing cost

- Buyer receives all rental revenue (less 10% management fee)

- A $3,500 deposit is required and due upon executing each contract

The A.D.S. Group also offers in-house buyer financing, down payment assistance and other unique products to support our clients in expediting closings and increasing productivity.
